This is our most popular and cost effective detailed condition survey. A Level 2 Survey is suitable for most properties built after 1900. It is a detailed inspection of all parts of the property inside and outside, and reports on a property's true condition looking at all accessible areas with appropriate advice about what to do next. The report is designed to be clear and easy to understand and will give you all the information that you need as a purchaser to buy your property with confidence. There is also a legal section highlighting legal issues to your Conveyancer/legal advisor that they may not be aware of as they don't visit properties.
Externally: Chimneys, Roofs, Walls, Windows, Doors, Structural Movement, Damp proof course, Drains, Boundaries.
Internally: Loft and roof structure, ceilings, walls, floors, dampness, kitchen, bathrooms, a visual inspection of the boiler, electrics, stop tap and gas meter.
We usually get Level 2 Reports back to our clients within three working days of the inspection via email. We are delighted to speak to you both before and after the survey and address any questions that you may have.
We now offer a Level 2 PLUS Survey which in addition to the normal Level 2 report also comments on the feasibility of any proposed alterations or extensions (we cannot advise on planning permission). The report also contains colour photos amongst the text to better illustrate the points being discussed.
