Rental Inventories, Check Ins and Check Out Reports with Photos.

A rental inventory is carried out before a new tenant occupies a residential let property to catalogue its condition and contents. The Check In report is undertaken with the tenant when they move in, and a Check Out report is prepared at the end of the tenancy. These reports protect both the Landlord and Tenants interests and are a factual statement about the property and its contents.

From 6 April 2007, the Government made it compulsory for those holding tenancy deposits in England and Wales to join a scheme that safeguards deposits for the duration of the tenancy and offers resolution procedures should disputes arise, an approved Tenancy Deposit Scheme (TDS).

Where there is a dispute about return of the deposit at the end of the tenancy that cannot be resolved between the parties, the TDS scheme refers the dispute to its dispute resolution service. An independent adjudicator will examine the facts and determine how the deposit should be allocated. Accurate independently obtained Inventories of the condition of the property and its contents at the beginning and end of a tenancy are absolutely critical to this process.

A high quality inventory reduces the likelihood of Tenant's complaints or disputes over alleged defects and damage at the end of tenancies. Because of our independent, clearly written and photo-embedded inventories, the risk of time consuming and costly Tenancy Deposit Scheme referrals by unhappy tenants is therefore much less likely. All our inventory Clerks have been trained by fully qualified RICS Chartered Building Surveyors to the highest standards. We find that as we are RICS qualified Chartered Surveyors we get fewer disputes than other non qualified firms.

We undertake a large number of inventories for some of Nottinghamshires leading letting agents and private landlords. The reports have a full schedule of photos and are a very accurate record of condition including meter readings.

The reports are normally ready from our inventory clerks within 24hrs of inspecting the property and are emailed directly to the client. We have recently invested in the latest mobile IT solutions to speed up the process significantly.

We offer a Check In service where we go through the Inventory with the Tenant on site when they move in, and a Check Out service with the tenant at the end of the tenancy. The tenants sign the relevent documents on site to confirm their agreement with its content.
