EPC Energy Performance Certificates in Nottingham

All our EPCs in Nottingham are undertaken by fully qualified Chartered Surveyors who are also Accredited Energy Assessors. Please note that we do not provide commercial EPCs.

EPCs contain:

  • information on your home's Energy Use and Carbon Dioxide Emissions
  • a Recommendation Report with suggestions to reduce energy use and carbon dioxide emissions

EPCs carry ratings that compare the current energy efficiency and carbon dioxide emissions with potential figures that your home could achieve. Potential figures are calculated by estimating what the energy efficiency and carbon dioxide emissions would be if energy saving measures were put in place.

The rating measures the energy and carbon emission efficiency of your home using a grade from ‘A’ to ‘G’. An ‘A’ rating is the most efficient, while ‘G’ is the least efficient. The average efficiency grade to date is 'D'. All homes are measured using the same calculations, so you can compare the energy efficiency of different properties.

Around 27 per cent of the UK’s carbon dioxide emissions come from domestic homes. Carbon dioxide contributes to climate change. EPCs also provide a detailed recommendation report showing what you could do to help reduce the amount of energy you use and your carbon dioxide emissions. The report lists:

  • suggested improvements, like fitting loft insulation
  • possible cost savings per year, if the improvements are made
  • how the recommendations would change the energy and carbon emission rating of the property

You don’t have to act on the recommendations in the recommendation report. However, if you decide to do so, it could make your property more attractive for sale or rent by making it more energy efficient.

The Energy Performance Certificates (EPCs) are usually ready and sent out the same day by email as the inspection is undertaken.

An EPC is a legal requirement before Letting or Selling any property, however, if you hold a valid EPC you will not be required to obtain a new certificate every time you re-let or sell a property as they are valid for 10 years.

Where improvements have been undertaken to a property, you may order a new EPC to reflect the new improved energy efficiency of the property.

During our inspection we will:

Note the construction of your walls.
• Measure the roof insulation.
• Confirm how many windows are double glazed.
• Count the number of open fireplaces.
• Check the make and model of boiler under EU SEDBUK regulations.
• Look for green devices such as solar panels.
• Calculate the number of low energy light bulbs.
• Confirm the type of heating system used e.g. radiators, under floor heating, electric etc.
• Categorise the type of material used to insulate hot water cylinder.
• Measure heat loss through roof .
• Check for excessive window area in larger houses.
• Take precise measurements of conservatories and extensions.
• Confirm how many habitable rooms are heated.
 

We charge a flat rate of £50 + vat for an EPC on any property. We offer discounts where there are multiple EPC instructions or for lettings agents offering regular work. 

If you are selling your property, you may wish to consider our Sellers Survey which can be undertaken at the same time as the EPC, or a detailed report on your proposed new home.
